Tenant referencing

All our landlords are keen to ensure you are a suitable tenant with the right to stay in the UK as well has having the means and ability to pay the ongoing rent commitment for the term of the tenancy. Past performance and your history will also have a significant bearing on the decision as to whether you are suitable or not. Please be aware it is always better to be completely open at this stage and if there are major issues in your past please say. Doing so will prevent disappointment further down the line.

The referencing process is extensive and should not be underestimated as to the depth and breadth of searches carried out.

• Previous addresses and Landlord from last 3 years
• Credit checks, including county court records. Defaults and debt arrangements will show such as County Court Judgements (whether satisfied or not), Debt relief orders and Bankruptcies. Also, any credit arrangements, store cards, finance etc.
• Bank checks.
• Employment details, length of employment, terms and contracts. Previous employers.

If any of the searches highlights a potential risk, or a criterion is not met a Landlord may agree to go forward if a guarantor is provided. The Guarantor will also be required to undertake the referencing procedure however in general terms the Guarantor will need to earn more and be completely clear financial history to stand as Guarantor.
